Terms and conditions for providers
By registering as a provider and submitting a listing on the UTS Off-Campus Accommodation website, you acknowledge and agree to these Terms and Conditions. UTS may update these Terms at any time without notice. Continued use of the platform indicates acceptance of the updated Terms.
1. Platform disclaimer
The UTS Off-Campus Accommodation website is a free, information-only platform that allows providers to advertise accommodation and students to search listings.
UTS does NOT:
- Match students or staff with accommodation
- Guarantee that any provider will secure tenants through the platform
- Act as an agent, landlord, or representative for any user
- Endorse or verify any listing, provider, or tenant
- Assess, inspect, or confirm the suitability, safety, legality, or condition of any property
- Provide background checks or credit assessments of prospective tenants
All enquiries, negotiations, and agreements are strictly between providers and prospective tenants.
2. Provider responsibilities
As a provider, you are solely responsible for:
- Ensuring all information in your listing is accurate, complete, and up to date
- Updating or removing your listing promptly once a property is no longer available
- Assessing the suitability of prospective tenants, including financial capacity and character
- Complying with all applicable legislation, including the Residential Tenancies Act 2010 (NSW) and any other relevant NSW laws relating to accommodation, rental agreements, and bonds
UTS does not take responsibility for disputes arising from tenancy arrangements.
3. UTS rights
UTS reserves the right, at its absolute discretion and without notice, to:
- Refuse, edit, or remove any listing at any time
- Reject listings that are misleading, inappropriate, discriminatory, or offensive
- Decline listings considered unsuitable for students
- Remove duplicate listings or repeated submissions for the same property
- Remove listings where there is a history of complaints or concerns regarding a provider or property
- Remove listings that are inactive or older than three (3) months
- Take any action deemed necessary where a listing may breach these Terms, applicable law, or platform integrity
UTS may act without providing reasons and accepts no liability for any resulting loss or inconvenience.
4. Listing requirements
All listings must meet the following requirements:
- Providers must supply their full legal name
- Valid identification must be provided for verification purposes
- ID is used only for verification and is permanently deleted once checks are complete
- Listings must be written in English
- Listings must include accurate property details, including unit number (for internal administrative use only and not publicly displayed)
- Share accommodation listings must be for single or twin-share rooms only
- External links, promotional content, or advertising of unrelated services are not permitted
- The platform must not be used for commercial promotion outside accommodation listings
- Providers must not submit duplicate listings for the same room or property
- The UTS Off-Campus Accommodation service does not create or publish listings on behalf of providers
5. Bond and legal requirements
All accommodation arrangements must comply with NSW tenancy law.
- For standard residential tenancy agreements, the maximum bond is four (4) weeks’ rent
- For lodging or shared arrangements with five (5) or more occupants, the maximum bond is two (2) weeks’ rent
- All bonds must be lodged with NSW Fair Trading where applicable
Providers are responsible for ensuring all legal requirements are met, including proper documentation and bond handling.
6. Privacy and personal information
UTS collects personal information to verify provider identity and ensure eligibility to use the platform.
- Information is collected only for verification and platform integrity purposes
- Identification documents are not stored and are permanently deleted after verification
- Personal information is managed in accordance with the University’s Privacy Policy and applicable privacy legislation
7. General conditions
UTS may suspend or terminate access to the platform where necessary, including where misuse, policy breaches, or risks to users are identified.
Use of the platform is at your own risk. UTS accepts no responsibility for any loss, damage, or dispute arising from accommodation arrangements made through the platform.
